NOTICE  West Bradford Township Zoning Hearing Board will consider the following Zoning Applications, and all other matters that properly come before it beginning at 7 p.m., on Wednesday, February 7, 2024, at the West Bradford Township Building, 1385 Campus Drive, Downingtown, PA: AMENDMENT TO APPEAL NO.: 456  Applicant: Winesap LLC, for 1000 Marshallton Thorndale Road, West Chester, PA (TPN’s: 50-5-160, 50-6-38, 50-6-45), The Applicant is seeking to amend the prior decision of the Board to correct the West Bradford Township Zoning Ordinance  (“Ordinance”) section from which relief was previously granted. The prior decision granted a variance from Section 450-54.D(3) to permit an existing building on proposed Parcel #2 to have a 16-foot rear yard setback; however, the necessary relief is from Section 450-16.D to permit a 16-foot rear yard setback.  APPEAL NO.: 458; Applicant: Downingtown Area School District, for 1475 Broad Run Road, Downingtown, PA (TPN: 50-4-19.6-E).  The Property is currently improved with the West Bradford Elementary School. The Applicant is proposing certain additions to the existing Elementary School building, which includes a new driveway entrance.  Applicant is seeking a special exception pursuant to Section 450-60.2.D(2)(b) of the Ordinance to allow a road crossing, trail, and improvements to be constructed in the riparian buffer; a special exception pursuant to Section 450-60.2.D(2)(c) to allow a paved trail within the riparian buffer; a variance from Section 450-60.2.E(3)(a) to allow for a reduction of the density of required trees for the buffer restoration plantings; and a variance from Section 450-11.C(4)(b) to permit an additional 1% lot coverage without providing for the recharge of groundwater generated by that lot coverage, as well as any other relief the Board may deem required.
