NOTICE IS GIVEN that the Board of Supervisors of West Bradford Township will conduct a public hearing as part of the regularly scheduled public meeting on June 8, 2021 commencing at 7:00 p.m. at the West Bradford Fire Substation located at 1387 Campus Drive, Downingtown PA 19335, adjacent to the Township Administration Building, to consider the conditional use application filed by United Sports Training Center, LLC (the “Applicant”). The Applicant owns property at 1426 Marshallton Thorndale Road which operates as a sports complex located within the I-Industrial Zoning District of the Township. The Applicant has applied for conditional use approval pursuant to pending Zoning Ordinance amendments (the draft ordinance amending Chapter 450 – Zoning is posted on the Township’s website) to rezone a parcel owned by the Applicant from residential to industrial (Tax Parcel No. 50-1-69), zoning map amendments to reflect such rezoning, and allow for special events and day-care centers by conditional use in the I-Industrial District. The Applicant seeks approval for the new conditional uses under Section 450-57.B(2) of the Zoning Ordinance which will be permitted under the amendments and seeks to modify and amend the previous Conditional Use approval granted to the Applicant pursuant to Section 450-57.B(2)(j) of the Zoning Ordinance including satisfaction of criteria in Section 450-57.I and Section 450-64.A. of the Zoning Ordinance. The Applicant seeks modification to parking requirements, installation of a replacement field, additional lighting of fields, construction of a seasonal air structure and club office/meeting facility, expansion of the before and after school program, permission to sell beer and wine in connection with existing concessions, and such other related relief/modification which may be identified during the conditional use hearing.
