REQUIRED INSPECTIONS DURING CONSTRUCTION STAGES


This is a complete list of inspections required by West Bradford Township.  Some may not apply due to the scope of the work being performed.

Construction work must be inspected in accordance with the following instructions.  The Municipal Code Enforcement Department will perform periodic inspections, as required and identified below, during the progress of work to insure that the work conforms to the approved construction plans and applicable codes and ordinances.  The property owner and/or an authorized agent who is in charge of the construction work shall notify the Code Enforcement Department when each segment of work is completed and ready for inspection.  The inspections referenced below shall be scheduled at least twenty-four (24) hours in advance and will be handled on a first come, first served basis.  It is strongly recommended that persons responsible for construction activities schedule inspections at least a few days in advance in order to minimize disruption of construction work.  Please note that no work is permitted to proceed beyond the applicable phase of construction until the applicable inspection is conducted and approved by the Municipal Code Enforcement Department.

Footings – To be performed (prior to the placement of concrete) when subsoil excavation is complete, all forms and reinforcement are in place, and depth markings defined. All footings must be trenched or formed.

Foundation Wall – To be performed (prior to the placement of concrete) when all concrete forms and all reinforcements are in place and footing key and/or dowels are visible.

Steel Inspection – To be performed (prior to the placement of concrete) when all in-ground pool steel reinforcement work is complete and an electric bonding inspection sticker from a qualified electrical underwriting agency is in place.

Backfill – To be performed when the exterior foundation drains (with clean stone cover and filter cover) are in place, and all foundation anchor straps/bolts are installed.

Under-Slab Rough Plumbing/Mechanical – To be performed (prior to the placement of concrete) when all DWV, water supply piping and HVAC piping is installed, and all appropriate line tests and piping protection are in place.

Concrete Slabs Base – To be performed (prior to the placement of concrete) when the clean stone base, insulation boards, 6 mil vapor barrier, reinforcement and depth markings are in place.

Wall and Board Sheathing – To be performed when all structural wall and floor sheathing, insulation sheathing and wind bracing is in place and all fastenings are applied in accordance with appropriate fastening schedules.

Firewalls – To be performed when firewall components, (i.e. clips, anchors, screws, fire blocking, fire stopping, fire caulking, etc.) are installed in accordance with manufacture’s specifications.

Rough Plumbing – To be performed when all potable and DWV lines are in place, properly protected and anchored and line tests applied.

Rough Electric – A rough electric inspection sticker from a qualified electrical underwriting agency shall be in place at time of the framing inspection.

Rough Mechanical – To be performed when all ductwork is installed and secured.

Framing – To be performed when all framing is complete and secured in accordance with the appropriate fastening schedule and ALL floors are accessible by way of code approved stairs.

Rough Sprinkler – To be performed when all piping is installed and a line test is in place.

Insulation – To be performed when all insulation batts, vapor barriers and baffles are in place.

Fire Code Drywall – To be performed an ALL fire rated assemblies.  Where multiple layers of drywall are installed, each successive layer shall be inspected.

Water/Sewer Service – To be performed when the stone bed, piping and line tests are in place and foundation walls have been mortared and waterproofing is applied.

Masonry Fireplaces – Four (4) inspections required:  Footing, Hearth, Smoke Chamber and Final.

Final Sprinkler – To be performed prior to final occupancy and includes a flow test and any other test/inspections as required by the building inspector or fire marshal.

Final Electric – A final electric inspection sticker from a qualified electrical underwriting agency shall be in place at time of the final occupancy inspection.

Final Occupancy – To be performed when all construction activity is complete and prior to any type of occupancy and/or use of the structure being established.

Other – Any other inspections the Municipal Code Department may deem appropriate for the work being performed.
